What is a Service Area? Service Areas are specific locations within the Lake Bernadette community that have additional requirements or services.
What are the neighborhoods in Lake Bernadette that are in a Service Area? Residences located in Autumn Shire, Lakeview, Augusta Links, Fairway and the Manors are located in a Service Area.
What makes living in a service area different from other areas of Lake Bernadette? Each residence is a single-family home, not a condominium. You are responsible for maintaining your residence and your residential lot with exception of specific maintenance obligations mentioned in the deed restriction where ongoing maintenance of the properties are shared responsibilities between the homeowner and the Lake Bernadette Community Association.
What is the difference between the Homeowner Association (HOA) and Service Area dues? All residences of Lake Bernadette pay Homeowner Association (HOA) dues. Residences in Service Areas will also pay dues to cover the costs of landscaping, roof maintenance, periodic repainting and reroofing. A “Reserve Account” was established for each Service Area, and this serves as a restricted savings account to cover the projected costs of reroofing and repainting.
What are the responsibilities of the homeowner living in a Service Area? As an owner in a Service Area, your property must be maintained in a safe, clean, wholesome, and attractive condition.
Homeowners responsibilities:
Trees growing on your property must be kept trimmed to prevent damage to roofs, to not impede on lawn maintenance and to prevent obstruction of sidewalks and street traffic.
Landscape on your property should be kept trimmed and weeded.
Cleaning, maintenance, repair and replacement of doors, windows, screens, electrical wiring, plumbing and air conditioning.
Antennas can only be placed on the side of the house, not on the roof.
If your home has rain gutters, you are obligated to clear all leaves, weeds and droppings that accumulate and clog the gutters.
Paved areas including sidewalks, walkways and driveways need to be pressure washed/cleaned on a regular basis so there is no accumulation of mold, mildew and dirt.
Mailbox maintenance including regularly eliminating dirt, mold and algae. Damaged mailboxes will be replaced by the HOA. Contact Beverly Gedney via the resident support ticket to request a repair or replacement.
If modifications to your home are planned, you are required to submit a Design Review Board (DRB) application for approval prior to any work beginning. Examples of improvements requiring the DRB approval are replacement of windows, installation of gutters, sky lights, vents, solar panels, etc. If installing gutters, vents, solar panels, or other modifications to the roof, this must be done so you don't void the roof warranty.
No structural expansion beyond the original roof line may be made. Swimming pools and spas, above or below ground, are prohibited in Villas and Townhomes.
